La Mer Dubai Is Transforming With Hotels And Beach Clubs

Published:

La Mer Dubai is no longer the same beachfront district many residents remember from a few years ago. The former family-friendly destination has been reshaped into a more premium coastal area, with beach clubs, residences, restaurants and luxury hotels changing the mood of the shoreline.

The transformation is happening in layers. J1 Beach has already brought a more upscale dining and beach-club identity, while major residential and hotel projects are still moving through the pipeline.

J1 Beach Has Changed The Dining Scene

La Mer South has become J1 Beach, a luxury coastal destination built around beach clubs and restaurants. The area opened gradually from late 2024 and has already seen its first shake-up.

Several names remain active, including Sirene, Gigi, Baoli, Ninive, African Queen, Gitano, Almayass, Sakhalin and Kaimana. Some other early concepts have closed, while a new beach-club concept is expected from Fundamental Hospitality.

Solaya Is Replacing La Mer Central

The former La Mer Central area, once home to attractions such as Roxy Cinema and the waterpark, is making way for Solaya. The project is a beachfront residential development by Meraas under Dubai Holding and Brookfield Properties.

The development spans nine buildings across 40 acres. Residences include two- to five-bedroom homes, penthouses and 18 signature garden houses with private infinity pools.

What Residents Can Expect From Solaya

The project has been designed by Foster + Partners, with interiors by 1508 London. Amenities are expected to include spa facilities, therapeutic saunas, treatment rooms, a private cinema, dining rooms, meeting spaces and an exclusive residents’ lounge.

That positions the area as a residential luxury address, not only a place to visit for a beach day. It also shows how Dubai is turning prime coastal land into lifestyle-led neighbourhoods.

Gran Melia La Mer Is Coming In 2027

Port de La Mer is also set to welcome Gran Melia La Mer, a luxury beach resort expected to open in 2027. The hotel is planned with 380 rooms and suites, a wellness centre, gym, spa, swimming pools, marina access and a private beach.

The dining lineup is a big part of the appeal. A Zuma Beachhouse is planned for Dubai, alongside a local version of Park Chinois, adding more high-end food and nightlife energy to the area.

Jumeirah Asora Bay Adds Another Luxury Layer

Jumeirah Asora Bay is scheduled for 2029 on the La Mer South side. The project includes a hotel, private residences and villas with views across the Arabian Gulf and Dubai skyline.

It is expected to feature 130 rooms and suites, 20 villas and a limited collection of residences, including large apartments, a penthouse and ocean villas. Together, these projects make the district one of Dubai’s biggest coastal transformations.

For visitors, the biggest change is that La Mer is becoming less of a casual beach strip and more of a luxury coastal district. That may change parking patterns, dining prices, hotel demand and the kind of crowd the area attracts.

For residents, the transformation adds another premium address close to Jumeirah, Pearl Jumeira and the wider coastline. It also gives Dubai more beachfront hospitality inventory at a time when coastal lifestyle projects remain in high demand.
